ALA was tasked with the study of two parcels within the Town of Basalt Growth Management Area for feasibility of alternative ‘attainable’ housing development options. Through discussion with town staff it became evident that there is a missing ‘in between scale’ in the Roaring Fork Valley housing inventory. ALA explored options for pocket neighborhoods, compact lot scenarios, and consolidation of infrastructure as a means to offset development cost and in turn reduce home pricing. By reducing or eliminating driveways and attached garages, we were able to provide a scenario where narrow lots are oriented around central commons with sidewalks connecting residents to transit and trails off site. The result is a highly livable, walkable ‘affordable’ option.
